What type of Real Estate Investment Use Case Have we faced before?

Structuring Deal that involved home owner with poor credit wanting to sell the house but asking for too much money.

  • For example some investors that we worked with in the past asked us for deal structuring help, involving figuring out what type of terms and price to offer for a complicated situation where the homeowner seller wanted too much money for the property,  while wanting also to move out, but having poor credit.
  • In this case homeowner paid off in full his entire property 6 months prior to us contacting homeowner, and happen to be in the situation where the house was purchased for more than what the market rate is currently at.
  • The level of motivation for homeowner to sell was definitely there, but homeowner wanted full market rate which did not justify the existing market conditions.  Meaning homeowner wanted to sell on seller finance terms, at the price which was significantly higher than the market rate allowed.
  • Additionally property needed repairs. 

The real estate investor wanted to assist homeowner with solving the problem, but the situation was too difficult to comprehend.  The situation required comp analysis, and Aquisition and disposition of the property evaluation.  It required lots of number crunching and creation of relationships in the local area where homeowner wanted to move. 

  • It required evaluating lots of different exit strategies and iterating through many of them to see if it makes sense for real estate investors to buy the property or follow up with the homeowner at later time, when homeowner gets better understanding for why the price does not meet current market price and is not reasonable.

How Did We Help Real Estate Investor and Homeowner at the same time for this problem?

We were able to connect the dots between different exit and entrace strategies.

Our objective when assisting real estate investors with structuring deal is to create a win win situation for both homeowner/landlord (the seller) plus the buyer/renter whether it’s through lease options strategy, rent, padsplit, Airbnb or any other strategy.

  • In some cases real estate investors are so fine tuned on the problem that may not be able to see other options that are more feasible for them.
  • In some cases we literally recommended real estate investors to walk away from the deal, because it wasn’t exactly a deal and didn’t create any type of mutual win win situation.
